From Septic to Superior: A Clearwater BioAir CW3 Upgrade for a Six-Bed Family Home

When a property owner contacted RA Dalton Ltd about replacing an old septic tank with a modern sewage treatment plant, we knew this project would require precision planning and expert execution. The property, set to become a spacious six-bedroom home with multiple bathrooms and utility areas, needed a future-proof wastewater solution that met environmental standards and delivered reliable performance.
Project Overview
Location: Private residential property with full land ownership.
Challenge: Replace an outdated septic tank with a compliant sewage treatment system capable of handling increased capacity.
Timeline: Works scheduled once the property was vacated.
The existing system was no longer suitable for the planned expansion and the client required a Clearwater BioAir CW3 IPS packaged sewage treatment plant to ensure efficient and environmentally friendly wastewater treatment.
Site Audit & Planning
Our initial site visit confirmed the need to:
- Empty and decommission the old septic tank and infill with gravel.
- Install the new treatment plant at a location slightly further from the property for optimal performance.
- Connect the treated effluent back to the existing storm outfall pipe via a new inspection/sample chamber, ensuring compliance with discharge regulations.
Ground Conditions
Local borehole data indicated sandy clay with thin sand layers, which informed our excavation strategy and contingency planning for potential unstable ground or hard rock.
Works Carried Out
To deliver a compliant and efficient wastewater solution, our team began by preparing a detailed Risk Assessment and Method Statement. This ensured that every stage of the installation was carried out safely and in line with industry standards.
We then set up the site and coordinated the delivery of all materials and machinery. This preparation was crucial for maintaining a smooth workflow and minimizing disruption to the property.
The core of the project involved installing a Clearwater BioAir CW3 IPS packaged sewage treatment plant within a full concrete surround. This approach guarantees structural stability and long-term durability, especially in areas with variable ground conditions. The system was fitted with a control panel and high-level alarm, providing the homeowner with peace of mind and easy monitoring of the plant’s performance.
To ensure proper discharge of treated effluent, we excavated and located the existing storm outfall pipe and installed a new inspection and sample chamber. This step is essential for compliance with environmental regulations, allowing for easy sampling and monitoring of water quality.
We also installed an inlet inspection chamber, two sections of 110mm inlet drainage, and a sample point to facilitate maintenance and inspection. Additionally, we laid 2 metres of 50mm black MDPE outlet pressure pipe to connect the system securely.
Finally, we emptied and decommissioned the old septic tank, filling it with five tonnes of gravel and overlaying it with excavated soil. This process prevents future ground instability and ensures the site remains safe and tidy.
